Terms of Service
These Terms of Service ("Terms") govern your access to and use of HostOps (the "Platform," "we," "us," or "our"), including our website, mobile experience, and related services. By creating an account, listing a property, or booking a stay through HostOps, you agree to these Terms. If you do not agree, please do not use the Platform.
HostOps is currently operated as a sole proprietorship owned by Dharmesh Ramnani. Registered address: 252, Sindhi Colony, Jawahar Nagar, Rajapark, Jaipur, Rajasthan 302004, India. GST registration: Not applicable — the business is currently below the GST registration threshold.
1. What HostOps Is
HostOps is a booking and property-management platform that connects independent property owners ("Owners") — including hotels, hostels, guest houses, farmhouses, apartments, and paying-guest (PG) accommodations — with travellers and guests ("Guests") looking to book a stay. HostOps provides the technology that enables listings, availability search, direct communication, and booking management.
HostOps is not the owner or operator of any listed property. Each property is independently owned and managed by its respective Owner. HostOps is not a hotel, hostel, or accommodation provider, and is not a party to the contract of stay formed between a Guest and an Owner.
2. Accounts
To list a property or make certain bookings, you may need to create an account using your phone number and a one-time password (OTP), or other supported sign-in method. You are responsible for maintaining the confidentiality of your account and for all activity that occurs under it. You must provide accurate, current information and promptly update it if it changes.
3. For Property Owners
By listing a property on HostOps, you represent and confirm that:
- You have the legal right to offer the property for short-term or long-term stays, including any required local permits, licences, or registrations.
- All information in your listing — pricing, room types, capacity, amenities, photographs, and availability — is accurate and kept up to date.
- You will honour bookings confirmed through the Platform and communicate promptly with Guests.
- You are solely responsible for setting your own cancellation and refund policy, and for disclosing it clearly to Guests before booking. HostOps displays the policy you provide but does not set, enforce, or guarantee it.
- You are responsible for complying with applicable tax obligations (including GST, where applicable) on amounts you receive from bookings.
4. For Guests
By booking a stay through HostOps, you agree that:
- Your contract for the stay is directly with the property Owner, not with HostOps.
- Cancellation, refund, check-in/check-out, and house-rule terms are set by the individual Owner and shown at the time of booking. Please review them before confirming.
- You will provide accurate guest details (including identification, where required by the Owner or by law) and comply with the property's house rules during your stay.
- Any disputes about the stay itself — cleanliness, amenities, cancellations, refunds — should first be raised directly with the Owner. HostOps may assist in good faith but is not obligated to resolve, mediate, or guarantee the outcome of such disputes.
5. Payments
Bookings made through HostOps may involve payment collected directly by the Owner, or, where available, processed through our integrated payment processing partner for the Owner's convenience. Where our payment partner is used, that transaction is subject to the payment partner's own terms in addition to these Terms. HostOps does not itself act as a bank, payment aggregator, or holder of guest or owner funds beyond what is necessary to facilitate a transaction through our integrated payment partner.
HostOps does not charge Guests a booking commission for stays arranged directly with an Owner through the Platform, consistent with our "direct booking, zero commission" model. Owners may separately subscribe to HostOps software plans to access booking-management tools; those fees are unrelated to individual guest bookings.
6. Cancellations & Refunds
Cancellation and refund terms are set independently by each Owner and displayed on the property's listing or shared directly with the Guest before booking. HostOps does not set a platform-wide cancellation policy and is not responsible for issuing refunds on an Owner's behalf, except where HostOps has itself collected payment through our integrated payment partner and a refund is due under that partner's process.
7. Prohibited Conduct
You agree not to:
- List a property you do not have the legal right to offer for stays.
- Post false, misleading, or discriminatory content in a listing, review, or message.
- Use the Platform to harass, defraud, or discriminate against another user based on race, religion, gender, disability, sexual orientation, or any other protected characteristic.
- Attempt to circumvent, disable, or interfere with the security or proper functioning of the Platform.
- Scrape, copy, or reuse Platform content or data for a competing service without permission.
8. Listings, Content & Reviews
Owners are solely responsible for the accuracy of their listing content. Guests submitting reviews agree that reviews must reflect a genuine stay and must not contain false, defamatory, or abusive content. HostOps may, at its discretion, remove listings or reviews that violate these Terms, without prior notice.
9. Disclaimers
The Platform is provided "as is" and "as available." HostOps does not guarantee the accuracy of listings, the availability of any property, or the conduct of any Owner or Guest. HostOps disclaims all warranties, express or implied, to the maximum extent permitted by law, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
10. Limitation of Liability
To the maximum extent permitted by law, HostOps and its team shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Platform, a booking, or a stay, including but not limited to loss of a stay, property damage, or personal injury at a listed property. Any dispute regarding the stay itself is between the Guest and the Owner.
11. Changes to These Terms
We may update these Terms from time to time. Material changes will be reflected by an updated "Last updated" date above. Continued use of the Platform after changes take effect constitutes acceptance of the revised Terms.
12. Governing Law
These Terms are governed by the laws of India, without regard to conflict-of-law principles. Any disputes arising from these Terms or use of the Platform shall be subject to the exclusive jurisdiction of the courts of Jaipur, Rajasthan, India, save for matters where applicable consumer-protection law provides otherwise.
